Compare Onni Buildings Across Greater Vancouver

Onni buildings in Greater Vancouver are compared on how much new home warranty is still running, what the strata fee actually covers and how the finishes have held up — check all three on the listing and in person before you book a showing.

Onni Group is one of the larger real estate developers in British Columbia, with communities in downtown Vancouver, Port Moody, Richmond and the North Shore, and Evelyn in West Vancouver among the better known of them. A developer name tells you something about the standard of construction and nothing at all about how a particular building has been run since, which is what you are buying on resale.

Check the Warranty, the Strata Documents and the Finishes

Ask how old the building is and how much warranty remains. The standard new home warranty in British Columbia covers labour and materials, the building envelope and the structure for progressively longer terms, so a newer home may still be protected on the parts that matter most. Get the warranty documents rather than a verbal answer.

Then read the strata documents as you would in any building. The depreciation report, two years of minutes and the current fee tell you how the corporation is managing a concrete tower or a wood-frame community, and whether any deficiency from handover is still unresolved. Confirm on the strata plan that the parking stall and locker named in the listing belong to this home.

Ask What an Onni Address Actually Buys You

Many of these projects are mixed-use, with retail or offices below the residential floors. That usually means good amenity and convenience at street level, and it also means loading bays, extraction fans and later hours below some homes. Ask which floor sits above what, and visit in the evening.

Then compare beyond the brand. New condos and townhomes from any developer in the same neighbourhood should be on your shortlist, and so should older stock at the same price. Ask your agent for recent sales in both, and judge the home on its orientation, its floor plan and its monthly cost rather than on the sign that was on the hoarding.
