Adult Oriented listings describe homes in a strata or park where the bylaws limit who may live there by age, so confirm the current bylaw and whether it can still be enforced before you buy on the promise of a quieter community.
Check the Adult Oriented Age Bylaw Before You Buy
This is the question that matters most. Recent changes to strata law in British Columbia mean an age restriction bylaw can now only require residents to be fifty-five or older, with exceptions for live-in caregivers. Older bylaws that set the limit at nineteen or forty-five no longer apply, even where a listing still describes the building as adult oriented.
Ask the listing agent for the registered bylaws and read the age clause yourself. Confirm whether the community is restricted at fifty-five and over, whether any current residents fall outside it under earlier rules, and how the strata council enforces it. A building marketed as adult oriented that is no longer restricted can change as units resell.
Ask About Rentals and Pets in an Adult Oriented Strata
Strata corporations can no longer prohibit owners from renting, so an adult oriented building may include tenants, though an enforceable age bylaw still applies to them. Ask how many units are rented today and whether the council expects that number to grow, since a rising share of tenants changes the feel of a small community over time. Read the pet bylaws, the rules on visitors and grandchildren staying over, and any restrictions on parking recreational vehicles, since these shape daily life more than the brochure does.
Compare Adult Oriented Listings by the Community Itself
These communities range from a single condo building to a gated estate of ranchers around a golf course or a manufactured home park with a clubhouse. Compare what the community actually provides: one-level living, walking trails, a clubhouse, a pool or spa, landscaping handled by the strata, and how close shops, health care and transit are. A strong sense of community is part of what buyers pay for, so visit on a weekday and a weekend, walk the grounds, sit in on a clubhouse event if you can, and speak to residents about how the place really runs.
In a manufactured home park, check whether you are buying the home and the land or the home alone on a rented pad. Pad rent, park rules and the length of the tenancy agreement all affect cost and resale, and they differ from a strata home on its own lot.
Weigh the Strata Fee Against What It Covers
Fees in adult oriented communities often cover more than in a typical strata: landscaping, snow clearing, a clubhouse, security at a gate and sometimes exterior maintenance of each home. Ask for the budget, minutes, contingency reserve fund balance and depreciation report. Many of these communities were built at the same time, so roofs, siding and roads can come due together.
Think about resale as well. A restricted community sells to a narrower pool of buyers, which can lengthen the time to sell and shape the price. That is a fair trade for many owners, but it belongs in the decision.
Browse Adult Oriented Homes Across British Columbia
Supply is spread across the Fraser Valley, the suburbs of Greater Vancouver and Vancouver Island communities such as Comox, Courtenay and the Cowichan Valley. Browse and compare current real estate listings on the MLS® through Strawhomes, filter by area and property type, and shortlist only the communities whose bylaws you have read. Compare them against a retirement community if you want services on site, or homes suited to a downsizer without an age bylaw.
Frequently Asked Questions
- What does adult oriented mean in a listing?
- That the strata or park has bylaws limiting who may live there by age. In British Columbia, an enforceable strata age bylaw can now only require residents to be fifty-five or older, so read the registered bylaws rather than relying on the listing's description.
- Are nineteen plus buildings still age restricted?
- Generally no. Recent changes to strata law mean only age restrictions at fifty-five and over can be enforced, with exceptions for live-in caregivers. A building still marketed as nineteen plus may have younger residents as units resell. Confirm the current bylaws before you buy.
- Can an adult oriented strata ban rentals?
- No. Strata corporations in British Columbia can no longer prohibit owners from renting their units. An enforceable age bylaw still applies to tenants, but the building may include rented units. Ask how many are rented today.
- Can my grandchildren stay with me?
- Usually for visits, but the bylaws decide how long a guest who does not meet the age requirement may stay. Read the visitor and occupancy clauses before you buy, and ask the strata council how they apply them in practice.
- Is it harder to sell a home in an adult oriented community?
- It can take longer, since the pool of eligible buyers is narrower. Many owners accept that trade for a quieter community. Ask your agent how long comparable homes in the community have taken to sell and how their prices have held.
