Agents use the word loosely. Sometimes it names a municipal facility a short walk away, sometimes a rec room inside the house, and sometimes a park at the end of a long drive. Read the full remarks, then map the facilities you would actually use and check their published hours and drop-in schedules. A pool that closes for maintenance every summer is a different amenity from one that stays open.
Distance on a map ignores the hill, the arterial crossing and the missing sidewalk. Walk from the property to the facility once before you offer, at the hour you would actually go. In North Vancouver, Coquitlam and Port Moody the slope alone turns a short walk into a drive.
Look at the facility rather than its name. Ask whether it is municipal or run by a society, what a membership or a drop-in costs, whether the arena keeps ice year round, and whether a replacement or a closure is planned. Your municipality publishes a parks and recreation plan, and a building slated for rebuilding will be shut for a long stretch.
Proximity cuts both ways. A home beside a sports field gets evening lights, a public address system and weekend parking pressure, while a home a few blocks back gets the access without the noise. Stand outside on a game night if you can arrange it.
Then price it. Homes close to a well-used facility usually carry a premium in the local real estate market, and it is easy to pay for an amenity you will never use. Ask your real estate agent for recent sales on the streets right beside the facility and on those a short walk away, then let that difference tell you what the location is worth to you.
