Verify a Rezoned Property at Your Municipality, Not on the Listing
Rezoned on a Greater Vancouver listing claims the zoning has already changed, so pull the bylaw and confirm what stage the application actually reached before you write an offer.
The gap between a rezoning application and an adopted bylaw is where most misunderstandings live. An application can be submitted, reported on by staff, sent to a public hearing and still fail at council. Ask the planning department for the file number and the status in writing, and confirm whether the bylaw has been adopted or merely given a reading. A property described as rezoned when the hearing has not happened is a property with an application, and those are different things.
Check What the New Zone Actually Permits
Read the zone itself rather than the marketing. It sets the permitted uses, the density, the height and the setbacks, and any of those can be narrower than the picture in your head. Ask whether conditions were attached to the approval, because approvals across BC routinely come with community amenity contributions, servicing obligations and design requirements that survive the sale.
Rezonings are also not the only route to more housing. Recent provincial legislation raised what many residential lots permit outright, and lots near rapid transit stations sit in areas with their own minimum permitted density. Ask your municipality whether the parcel already allows what you want without any rezoning at all, since that changes the value of the tag entirely.
