Check What Cleared Actually Means on the Listing
Cleared lots in Greater Vancouver come to market ready for a building permit, so confirm the servicing, the soil and the tree bylaw history before you write an offer.
A cleared site can mean a graded, serviced parcel with a demolition permit already closed out, or it can mean a house was knocked down and the debris pushed into a corner. Ask what was removed, when, and under which permit, and ask whether the demolition was completed and inspected, because an open permit becomes your problem on completion.
Check the trees that went and the trees that stayed. Most municipalities require a permit and replacement planting to remove protected trees, and unpaid replacement obligations or a stop-work history follow the property rather than the previous owner. Ask your agent to search the municipal file, and read any covenant on title with your lawyer.
Confirm Servicing, Soil and Cost Before You Buy
Buying bare land is a different exercise from buying a house. There is no bedroom count, no inspection report and no obvious comparison, so filter your MLS® listing search by lot size and zoning rather than by price alone, and ask for the listing data on nearby land sales instead of finished condos and townhomes.
Servicing decides the real cost. Confirm where water, sewer, storm, power and gas actually stop, because a connection across a road or up a slope in North Vancouver can cost more than the excavation. Ask for any geotechnical report on file, and for confirmation of soil conditions, fill and the water table before you remove subjects.
Then check what you may build. Zoning, setbacks, height, lot coverage and any development permit area guidelines together decide the envelope, and a parcel in the Fraser Valley may also sit inside an agricultural or riparian designation. Speak to your mortgage professional early as well, because lending on vacant land in BC works differently from lending on a home.
Frequently Asked Questions
- Does cleared mean the lot is ready to build on?
- Not by itself. It describes what has been removed, not what has been approved or serviced. Confirm that any demolition permit was closed out and inspected, then check zoning, setbacks, servicing connections and soil conditions before you treat the parcel as ready.
- What does it cost to service a vacant lot?
- It depends entirely on where the connections stop. A parcel with water, sewer, storm, power and gas at the property line is straightforward; one needing a crossing under a road or a run up a slope is not. Get written quotes during your subject period.
- Is financing different for land than for a house?
- Yes. Lenders treat vacant land as higher risk, often requiring a larger down payment and shorter terms, and some will not lend at all without a building plan. Speak to a mortgage professional and a real estate lawyer before you write the offer, not after.
