Browse LEED certified homes for sale in Greater Vancouver and check the registered certification level, what it covers and the real running cost per unit.

LEED homes for sale in Greater Vancouver are compared on the certification level actually registered, on whether the building or the unit was certified, and on what the rating does to your monthly bills — ask for the paperwork first.
Certification runs from certified through silver and gold to platinum, and the level is registered rather than claimed. Ask the listing agent for the project record and the date, then check whether it covers the whole building or one unit fit-out. Most residential certifications in this region attach to the building, which means your condo benefits from the envelope, the mechanical plant and the site rather than from anything inside your own walls.
The stock is concentrated. Newer towers and townhomes near the Cambie corridor, along Boundary Road into Burnaby, in North Vancouver and out through the Fraser Valley carry most of it, alongside a handful of detached houses. A certified building in a walkable neighbourhood earns credit for transit and bike storage, so read the scorecard rather than assuming the rating is only about energy.
Ask for a year of utility bills on the exact unit. A strong rating on the building does not guarantee a low bill in a west-facing corner suite wrapped in glass. Confirm how heating, cooling and hot water are delivered, whether the monthly fee includes any of them, and whether the townhouse or condo has its own heat recovery ventilation.
Then read the strata documents as you would for any building. Efficient equipment still ages, and a green mechanical plant can carry an expensive replacement cycle. Check the depreciation report, the reserve and the minutes, then ask your real estate agent for MLS® listing comparables in the same building so you know what the certification is worth against a bedroom count rather than in principle.
