Caretaker service on a strata building decides how quickly a leak gets handled and how much of your monthly fee goes to labour, so confirm the arrangement on the MLS® listing before you write an offer.
The word covers three different jobs in Greater Vancouver housing. A live-in resident caretaker occupies a suite in the building and handles cleaning, garbage and after-hours access. A part-time caretaker attends on a fixed schedule. A concierge desk in a luxury tower is a different amenity again, and so is a contracted property manager who never sets foot on site. Ask the listing agent which one applies, how many hours are contracted, and whether the caretaker suite is owned by the strata corporation.
Read the financials next. Request the strata minutes and the annual budget, then find the caretaker line: in a residential building in New Westminster, Coquitlam or Langley it is often the largest single operating expense after insurance. If the suite belongs to the strata, ask whether it is tenanted, because that revenue offsets the fee you pay every month.
A caretaker raises the fee and usually earns it, but only you can decide whether it earns it for you. In a small building with one elevator and a modest lobby, the same service costs each owner far more per month than it does in a tower.
