Condominiums for sale in Kitsilano Vancouver West

Vancouver is one of the most expensive cities in British Columbia. Its neighborhoods offer some of the most beautiful views, but everything comes with a cost. Kitsilano is one of Vancouver's neighborhoods situated on the West coast. It is bordered by beaches, mountains, green spaces and has some unique building styles. Most of the neighborhoods in Vancouver are pretty quiet and Kitsilano fits perfectly. Although the real estate market in Vancouver is known for its high prices, Kitsilano can be some sort of exception.

Due to the high number of properties for sale and the variety of building types, you can find some properties cheaper than the usual average price. In Kitsilano you will find single family houses, duplexes, townhouses, apartments and condos. The apartments and condos are the cheapest types of building in the area. There are also quite a few condos for sale listed right now in Kitsilano. But what actually is a condo and what's the difference between a condo and an apartment?

What is a condo?

A condominium, shortly called a condo, is a privately owned individual unit within a building of other units. A condo owner shares some common areas with other condo residents, such as pools, garages, parking spaces, elevators, gym etc. Condos can also be found detached in some areas. A homeowner association is responsible for the well being of residents, managing the common spaces and overseeing the residents, conditions and restrictions that apply to the property.

The main difference between a condo and an apartment is that you own your own part of the building as a condo owner, rather than a single person owning the entire building for apartments. If you decide to go on a planned trip all you have to do is lock your door and everything is being taken care of. As structure, they kind of look the same. They typically have multiple floors and units with shared areas and amenities, including gyms, parks, pools and so on.

As a young adult, being the owner of your own home unit, having a parking lot, a gym membership in the same building and other facilities is really great. Plus, purchasing a home unit in an area like Kitsilano is not so easy, even if it's just a condo. But, of course, make sure you make enough money every month not only to buy the property, but also to cover the living expenses and monthly taxes and utilities.

Perks of living in a condo in Vancouver Kitsilano

Condos are great for both single adults, single families and young families with kids. Most of the condo communities offer great services, such as a gym, pool, backyard, parking space or garage, kids playground area and so on. These will all be paid by every resident of the condo building each month. The good thing is that when you want to buy a condo, you will directly talk to the owner of it, unlike the apartments where most of the time you will be talking to a real estate agent. This way, you can ask the owner about the cost of the monthly fees for the amenities and shared spaces and also if the utilities are included in that tax.

Kitsilano offers great city mountain views that you are able to see even from a condo. The materials used for condo buildings are also premium, but that also depends on the price. Most of the condos offer a big floor area, a rooftop deck, hardwood floors, a living room and can easily be customized. That's another perk of living in a condo: you can always redecorate it the way you want since you are the owner and you don't have to ask other residents of the building before doing it.

Right now, consulting the MLS available listings for sale I found that there are around 76 condos and apartments for sale in Kitsilano. The real estate market in this area is continuously rising and constantly developing. One of the cheapest condos for sale that can be found right now in Kitsilano is listed at $699.000. It offers a total surface area of 754 sq ft and has 2 bedrooms and 2 baths. It is modernly designed with quite premium furniture and materials. This one is a perfect fit for a single family. Besides the two bedrooms it also has a huge living room with an open space dinning area and kitchen and also a small terrace to enjoy the sunsets and sunrises with friends and family.

That is one of the cheapest in the areas, but there are also some more expensive condos. One of them is listed at the price of $1.3 million. It has a total surface area of 1408 sq ft with 2 bedrooms and 2 baths. It has a huge living room with 3 couches with direct entrance to the big terrace, the kitchen area with premium furniture and appliances. One big bedroom with a huge dressing, another one for the guests and 2 bathrooms with showers. It is also located in the downtown core of Kitsilano.

Right now, the real estate prices went up a bit, but still the prices are not over the roof. For single families that would like to move in this area, a condo is really great for them.
