Dunbar is one of the most beautiful neighborhoods in West Vancouver, and Vancouver itself is simply a breathtaking city. The big green areas, parks, shopping centers, and residential houses are just a few perks of Dunbar. It was one of the quietest neighborhoods in Vancouver until the early 2000s when the real estate boomed and many apartments buildings and condos were built.
When it comes to housing in Dunbar, the main type of building you will find are single-family houses. Most of them are residential family houses and kept their unique design and architecture over the past years. Also, the community asked for new amenities to be built and services, such as schools, shopping centers, and buildings for both residents and newcomers, which also increased the opportunity of finding jobs nearby.
Most of the single-family houses in Dunbar are built the same and they feature huge total surface areas, a big main living space, a full-size dining space, laundry room, custom closets, at least one home office, light hardwood floors or oak hardwood floors, a walk-in closet, big bedrooms and a nice open space area with kitchen and dining tables.
Condos for Sale in Dunbar – Advantages of Owning a Condo
The average price for detached dwellings in Dunbar Vancouver is around $3 million at the moment and the average price for a residential home is $4 million and it can go up very easily depending on the quality of the materials, furniture, appliances, and the total surface area.
This is the main reason most of the people that would like to move to Dunbar are looking for townhouses, apartments, and condos. To be fair, condos are probably the best option for a single-family that wants to live in Dunbar. The buying price of a condo is relatively low compared to a single-family house and also to a small apartment.
A condo also gives full ownership to the family when it comes to the interior and they also get a few extra services and amenities that apartments don’t have. These services may include access to a swimming pool, private gym, shared common areas, a lounge room, private parking lot or garage, kids playing area, and many more.
Of course, these extra services and amenities have to be paid, but the price to value ratio is really good. Usually, the condo homeowners association claims a tax of around $300-$500 per month for all of the services mentioned above. A gym membership in Dunbar can cost around $100 if we’re talking about a premium one, which you will also get in a condo.
Buying a Condo vs Buying an Apartment in Dunbar Vancouver
If you acquire a condo in Dunbar, don’t forget that you are living in a community and whenever anything happens to your condo, you can ask the people responsible for the well-being of the community. There is also a person responsible for the maintenance of the condos and you can ask for help if you need repairs or if you want to make some changes on the inside.
The real estate market in Dunbar as a whole is relatively pricey, so even if you’re looking to buy a condo as your new home you have to prepare adequately. But still, compared to a detached dwelling or a single-family residential house, you will probably spend $2-3 million less on a condo. Even apartments are a bit more expensive than a condo with the exact same materials used and the same surface area.
But, living in an apartment doesn’t give you the opportunity to be the owner of your home and do exactly what you want to the interior of your home. Plus, you’re not getting any extra services and you don’t have access to a community if you need any help.
A private sitting area and a wine room are some of the facilities you can get for living in a condo. Some of the condo communities also offer a mud room, which can be pretty relaxing for some people.
Moving to Dunbar Vancouver – Schools, Restaurants, Parks, and Other Activities
All the schools near Dunbar are within walking distance, and some of them are quite prestigious. You have the Lord Kitchener Elementary School, St. George’s Junior School, Lord Byng Secondary School, Crofton House School, Kerrisdale Elementary School, or the Southlands Elementary School, among others, just a few steps away.
The Dunbar Community Centre is situated in the Memorial West Park, and there are other parks in the area such as Balaclava Park, Chaldecott Park, Carnarvon Park, Malkin Park, or the Musqueam park, and right next to it is the Point Grey Golf and County Club. District real estate board in Dunbar Vancouver
Looking at the district real estate board there are a total number of 34 condos listed for sale. The cheapest condo that is listed right now for sale is at the price of $800.000. This one was built in 1992 and is pretty close to public transportation, shops, and restaurants. It has a total floor space of 950 sq ft, features 2 bedrooms and 2 bathrooms. It has a huge dining room, but unfortunately, the bedrooms have no furniture and no beds, but the home’s generous proportions allow you to customize it as you wish. You also get a small balcony, elevator, a laundry room and the monthly fees are $498. The furniture and appliances are not the best, but it’s a cozy place to live in.
Another great condo is listed for the price of $1.35 million. It has a huge 1321 sq ft of living space on 2 levels. It was built in 2007 and has 2 big bedrooms and 3 bathrooms. It has high-end Miele appliances and marble tile flooring. The dining room is open space type with the kitchen and a bar table included.
The amenities that you get are a community roof garden with an ocean view, a barbecue and sitting area, two parking spots(one underground and one garage), one locker, and storage space under the stairs next to the garage. The maintenance monthly fee for these amenities is $903 a month!
Overall, these are two of the cheapest condos in Dunbar. Besides the buying cost of a condo, keep in mind that you also have monthly fees for the extra services and amenities that you benefit from. The monthly cost for the cheapest ones is around $4-500, but it can go even higher than $1000 for the luxury ones. Dunbar is for sure a place for the richer families since even the cost of a decent condo starts at least $1 million.
