Walk the route yourself at the time you would normally travel, and note the hills, the crossings, the lighting and whether an arterial road sits between you and the platform. A listing that promises a home near the SkyTrain can mean a genuine few minutes or a long detour around a rail cut, and the difference shows up in resale as clearly as it does in your morning.
Then check which station and which end. Stops through Burnaby, New Westminster and Surrey each carry a different mix of condo and townhouse stock, different parking pressure and different fare zones, and Surrey listings often reach you through the Fraser Valley Real Estate Board rather than the board that covers Vancouver. Beyond the reach of rapid transit, out through the valley toward the Chilliwack and District Real Estate Board territory, the calculation flips entirely toward space over access, which is worth testing against your own week before you decide.
