Near shopping listings promise a short walk to groceries, but the distance that looks trivial on a map can cross an arterial road, climb a hill or end at a mall entrance on the far side of a parking field.
Walk the route yourself, at the time of day you would normally shop. Count the signalled crossings, note whether the sidewalk continues the whole way, and check what you actually reach: a full grocery store and a pharmacy are worth far more week to week than a row of cafes. Metrotown, Brentwood, Lougheed, Oakridge, Guildford and Park Royal all anchor large catchments, but a mid-block corner store in East Vancouver can serve a household better than a mall a kilometre away.
Ask the listing agent what is approved nearby as well. A retail parcel with a rezoning application in progress may be a construction site for years before it improves anything, and public transit access often shifts alongside that work.
Convenience has a soundtrack. Homes above or beside retail hear loading bays, garbage collection, refrigeration units and restaurant exhaust fans, and those run on schedules that have nothing to do with residential quiet hours. Tour early on a weekday morning if you can, and ask the neighbours what wakes them.
In a mixed-use strata, read the bylaws and the recent minutes carefully. Buildings with a commercial component often split shared costs between residential and commercial sections, and how that split works affects your monthly fee and any future envelope repair. Request the depreciation report, confirm which entrance and elevator serve residents, and ask your realtor about visitor parking before you remove subjects.
