Bike Room Listings Across Greater Vancouver

Check the Bike Room Before You Value the Building

Bike Room on a Greater Vancouver condo listing signals secure bicycle storage somewhere in the building, so check where it sits, how it locks and whether space is actually free before you write an offer.

Ask to see it during your showing rather than trusting the amenity list. Count the racks against the number of homes in the building. In busy West End and Burnaby towers the room is often full, with a waiting list held by the strata, and a full room is the same as no room on the day you move in. Ask the listing agent whether a space comes with the home or has to be requested.

Ask How the Storage Is Assigned and Secured

Security is the real question. Read the last two years of strata minutes for thefts, and look at the door: fob access, a camera on the entry, and whether the room opens off the underground parking where anyone tailgating a car can reach it. Vertical hooks, floor racks and individual cages are very different levels of protection.

Ask about assignment as well. A space may be assigned by the strata, attached to your home as limited common property, or simply first come. Only the second reliably travels with the sale. Then ask about electric bikes, since many buildings across North Vancouver, Richmond and Burnaby now restrict charging in shared rooms and the bylaws will say so plainly.

Weigh a Bike Room Against In-Suite Storage

An amenity in the building is not the same as space of your own. A rack two parkade levels down gets used less than a hook inside your door, so compare the bike room against in-suite storage and a private locker rather than treating them as one line on the listing.

Check your insurance too, since a bicycle stolen from a shared room is usually a contents claim with a deductible attached. Then look at price. Real estate listings from Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board and the Chilliwack and District Real Estate Board all advertise this amenity, so ask your real estate agent what condos with and without it have sold for in the same neighbourhood before you decide what it is worth. Homes for sale in Vancouver rarely price it separately.

Frequently Asked Questions

Does a bike room space come with the condo?
Not always. Some buildings assign a space as limited common property attached to your home, which travels with the sale. Others run the room first come or keep a waiting list held by the strata. Ask the listing agent which applies and confirm it in the strata documents before you remove subjects.
How secure are condo bike rooms?
It varies widely. Look at whether the door needs a fob, whether a camera covers the entry, and whether the room opens directly off the parkade where someone can follow a car in. Read the last two years of strata minutes for thefts, and ask your insurer how a bicycle stolen from a shared room would be treated.
Can I charge an electric bike in the bike room?
Many buildings in this region now restrict it. Charging rules appear in the bylaws and the rules rather than in the listing, and some strata corporations have banned it outright in shared spaces. Read them before you buy if an electric bike is part of how you get around.
