Homes for sale Ambleside West Vancouver
Ambleside is a neighborhood situated in the southeastern corner of the West Vancouver community. Park Royal Shopping mall is the only one situated farther east, being one of the Ambleside’s main attractions. The neighborhood is bordered by the Dundarave neighborhood and British Properties. Ambleside is popular for its luxurious lifestyles, great restaurants, great views, and its recreational activities. The neighborhood also has a sandy beach, the beautiful Park Royal, walking paths along the water, and a shopping village.
Ambleside is a great place for people that enjoy long walks around the beach, dining out at a fancy restaurant, or shopping in one of the biggest malls in West Vancouver. Park Royal is one of the North Shore’s most popular parks, offering a paved walkway along the water. Most of the walk is along the sandy beaches and grass parkland, some sections trespassing the roads and parking lots. This walk alongside the water continues up to the next neighborhood, Dundarave. It is about a one-hour walk along the sandy beaches, but it’s for sure one most beautiful views in West Vancouver and British Columbia.
Ambleside area
The Ambleside Park is the perfect place to spend the summer going for strolls on the beach, admiring the beautiful views of the Stanley Park across the water, and watching the ships go under the Lion Gate Bridge from the port in Burrard Inlet. Along the way to Dundarave, you will pass soccer fields, sandy beaches, and children’s playgrounds.
The Ambleside beach is also one of the top attractions in Ambleside. Although it may not be the best beach you can find on the West Coast, it’s worth spending the time with the beautiful sun views over the water. You will also find people fishing at the pier of Ambleside, another very popular area.
The Ambleside village is the area that lies around Bellevue Street and Marine Drive, which is a great place to take a break and enjoy a coffee, a nice dinner, or shopping.
Ambleside is also the center of the West Vancouver main festivals. In mid-March they host the Persian New Year Fire Festival, West Vancouver Community Day in June, Ambleside Live Rock Festival and the Harmony Arts Festival in August, and the Coho Festival in September each year. Ambleside is also home to the farmer’s markets taking place at the entrance of Ambleside Park.
Residential housing and schools
As far as housing, the homes in Ambleside are one of the most beautiful and most searched places in all British Columbia. Many of them are featuring views of the ocean or the North Shore mountains, including apartments, townhomes, and detached dwellings. Ambleside neighborhood offers comfort and privacy for all its residents. The large terraces, big windows, and southern views are something usual for the Ambleside homes. You can also find a full range of condominiums (called also condos) with beautiful ocean and city views all the way to Stanley Park, Lion Gate Bridge, Vancouver Island, and the North Shore Mountains. Ambleside represents one of the true West Coast refinement close to the business and recreational areas.
You will find some of the best public and private schools in West Vancouver, including Pauline Johnson, Hollyburn, and Ridgeview. For high school studies, West Vancouver Secondary is the best with a choice of north and south campus. Private schools nearby include Mulgrave School and Collingwood School, performing arts, and outdoor education.
Shopping and restaurants
Park Royal, West Vancouver, is the second-largest center in British Columbia, offering 280 best stores, services, and restaurants. Park Royal is the shopping mecca that has over 1.5 million sq ft, featuring specialty boutiques and the latest in fashion shops.
When it comes to restaurants and dining, Park Royal is still the leader, offering top restaurants such as The Keg, The Whitespot, and The Cactus Club. Ambleside village also has great restaurants for all the pasta lovers, wood-fired pizza, or a quick latte.
Ambleside West Vancouver real estate board
The real estate market in West Vancouver was so surprising in the last several years. Specialists kept talking about a market crash, but the real estate prices kept going up. Although the prices may have dropped a bit, the market prices just registered a correction, not a crash. Numbers don’t lie, so we will go over the median prices of the active real estate listings.
There are right now 29 MLS-listed apartments with an average price of almost $1 million. Next on the list are single-family houses, 20 listed at an average price of $3.45 million. The townhouses are listed at a price of $1.92 million and there is only 1/2 duplex listed at the price of $2.3 million. The average price of a detached dwelling is listed for about $2.2 million.
Although Ambleside is considered a luxurious neighborhood, the prices are not that spicy. Right now, the real estate market is experiencing a correction, that’s why the prices have dropped a bit. Analyzing the MLS HPI prices, for the detached dwellings all-time the high price was registered in February 2018 at $2.6 million. Since then, the real estate listings prices kept dropping, but they started to go up again in December 2020, the average price in January 2021 being at $2.36 million. For the apartments, the prices are pretty steady. In June 2018 the average price of an apartment was $848.000 and in January 2021 dropped to $746.000.

Ambleside is for sure one of the best neighborhoods in West Vancouver. It is also a pretty expensive one, even if the prices have dropped a bit. There are a lot of apartments and townhouses you can choose from.
The average price of an sq ft for a 1500 sq ft townhouse is around $970. Apartments are also great in Ambleside as they are not that expensive and offer beautiful views as well. There are luxurious properties as well, but the paradox is that Ambleside is one of the most affordable neighborhoods in West Vancouver. You don’t actually have to be above the average salary to be able to afford to buy or to rent an apartment or a townhouse in Ambleside.
As we saw before, the market was expected to crash a long time ago by experts. Even if it didn’t happen when they expected it to happen, the real estate prices experienced some sort of price drop. Now it is a good time to buy and even if you get bored of the place, which is highly unlikely, you can sell it at a better price later.
