Vancouver West South West Marine Homes for sale
South West Marine Drive neighborhood is defined by elegance, large manicured lots, tree-lined streets and stately homes. Vancouver is known for its residential neighborhoods, South West Marine Drive being one of them as well. Vancouver is also one of the most expensive cities in British Columbia, so most of the properties in the area will be residential ones. Southwest Marine is a great home for single families and retired families since the educational system is very good and senior services can be found nearby.
South West Marine schools
There are plenty of educational institutions nearby and no wonder why, since Southwest Marine BC is a 99% residential area. Two of the most popular elementary schools that can be found nearby are McKechnie Elementary and Maple Grove Elementary. Just outside the borders can also be found David Lloyd Elementary and Sir Wilfred Laurier Elementary. For the older children of the family, Magee Secondary School offers the best education. These are some of the public school institutions, but there are also a few private schools. SW Marine private school education includes Vancouver Montessori School and Glen Eden School. Other private school institutions easy to access are Vancouver Hebrew Academy and Crofton House.
The neighborhood borders are: 49th Avenue on the north side, West Boulevard to 64th Avenue close to the Granville Street on the east side, down to 70th Avenue as the western boundary. South West Marine drive is also an easily accessible area of Westside Vancouver marked by the elegant tree-lined streets and boulevards.
Recreational activities, shopping and restaurants
The tree-lined streets and boulevards are great for short walking and jogging. The neighborhood is surrounded by a lot of green areas and three beautiful parks to walk by: Riverview Park, Arbutus Park and Maple Grove Park. These parks offer great facilities for the recreational sports enthusiasts, joggers, dog walkers and there is a place for anyone there.
The Marpole Community Centre supports more the indoor recreational activities and facilities, offering a variety of programs and courses for all of the SW Marine residents. It is a great place to meet new people, workout together and go to group classes.
SW Marine area also offers two of the most beautiful golf courses in Vancouver. On the Fraser River there is the McCleary Golf course which is a city run course, while the Marine Drive Golf Club is one of the most prestigious and most appreciated golf clubs in the Lower Mainland.
As far as shopping activities, SW Marine does not offer any large commercial shopping centers. However, by the border of 70th Avenue and South Granville, you can easily find major grocery stores, liquor stores and gas stations and these are only a few minutes away. On the northern border side can be found the more unique neighborhood shops, coffee shops and restaurants. There are also a few accessible facilities nearby, such as banks, insurance companies, dentists and doctors.
SW Marine Housing
All the homes and properties you will find in SW Marine are elegant and luxurious, nothing new for a residential area. Most of the homes are single-family dwellings built on large lots. Most of the properties were built before 1946 and kept their uniqueness and elegance over the time. Going for a drive on SW Marine Drive can be found one of the most iconic homes built in Vancouver, Casa Mia.
South West Marine real estate board
The real estate market in SW Marine is constantly changing and its prices kept scaling up. There are a lot of beautiful properties for sale right now and for anyone interested to buy a new home in this area, it is time to search listings. The MLS listings show that there are 9 apartments and condos listed for sale right now, 2 townhouses and 17 single family houses. The most affordable types of homes are the apartments and condos, being listed at an average price of $940.000. Townhouses are also within this price range and can be found at around $1.7 million. Townhouses are not easy to find for sale, so if you plan on buying one you should hurry up. Single family houses are the easiest to find and the most expensive too, being listed at an average price of $4.7 million.
The real estate market was expected to crash, due to the low number of property requests in the area, but it’s not the case for SW Marine. The prices may have dropped a bit, but the market is still stable and has some really nice houses for sale.
Apartments and condos are the best option for the new residents, since they are the cheapest properties to buy and are easier to maintain over time. In August 2018, the apartments registered an all time high of $524.000, being listed as the biggest price in the last 3 years. In December 2020 it was registered an all time low price for an apartment in SW Marine at $452.000. Although apartments are pretty affordable, this is not the case for houses. Houses kept their prices high and they never registered a significant drop. In April 2018, the house prices registered they all time high price of $3.43 million. In July 2019 it was registered an all time low price of $2.84 million for a single family house. Since then, the market experienced a constant growth for prices, the average price for a house in February 2021 being $3.13 million.
SW Marine is for sure a beautiful neighborhood and the property prices are that high also due to the position of the neighborhood. It is also close to the Vancouver International Airport and there are some of the most luxurious houses that can be found in west coast Vancouver real estate. The MLS listings are constantly being updated and right now it’s a really good time to buy a property in this neighborhood.

Location
MacKenzie Heights, located around Balaclava Park, is an affluent neighbourhood with many beautiful tree-lined streets and green spaces. Residents of this neighbourhood enjoy superb views of the North Shore Mountains, English Bay and the downtown core. Single family homes are the norm here, making it a truly special area.
MacKenzie Heights is an area of Greater Vancouver that goes unnoticed, yet is a true gem. It is bordered by West 37th to the south, King Edward Avenue to the north, Larch to the east, and Blenheim to the west.
MacKenzie Heights is now defined as the “uplands” or ridge component of a larger area formerly known as Arbutus Ridge. This area consisted of uplands that surrounded a marshy lowland.
The character of Mackenzie Heights, and the surrounding area, was set when California Spanish mission style homes were built on treelined streets. Additionally, Tudor revival style homes were constructed, along with small retail businesses that are beloved by locals. This area is mostly made up of single family homes, situated on large lots, but recently, a number of mid-rise condos have been popping up, with the goal of preserving the charm of the area. Moreover, this area also has a history with the CP Railway.
Residents of the area surrounding Balaclava park desire to keep some of the quaint small businesses, such as those near 33rd Ave. & Mackenzie, and to maintain the walkability and bikeability of the area. To achieve this, developers are asked to keep commercial street-level buildings recessed from the sidewalk, providing a retail space. In addition, there are various greenspaces dotting the neighbourhood, allowing for light recreation and enjoyment. Discussion of rezoning and development has been ongoing.

Southwest Marine Real Estate
Properties on Southwest Marine Drive are mainly composed of luxurious single-detached homes, with a few townhouses and apartments. The landscape and lot sizes of the area have enabled past developers to build homes that are tailored to their surroundings, making them quite unique. Located further from the downtown Vancouver core, the neighbourhoods of Southwest Marine Drive are generally quiet and peaceful.
Ideal for those who travel often, the area is close to both Vancouver International Airport and Highway 99. The latter is a major route that links Vancouver to the ferry terminal in Tsawwassen, and the US border crossing. Southlands and South Granville are both nearby too.
