The Southwest Marine neighborhood is a residential area in West Vancouver. It’s a beautiful neighborhood that offers a lot of great services, green spaces, a great educational system and recreational activities. For the most part, you will find big houses built on big properties with luxurious furniture and at least 2 bedrooms and 2 baths. Most of the houses are build before 1940 and kept their exceptional design and their uniqueness. On the MLS listings most of the properties are also houses, but you can also find townhouses, apartments and condos for sale.
If you want to move to the Southwest Marine and don’t want to spend a fortune on a property, a condo can be the best option. Condos is great for single adults, single families or young people looking for a good place to live. Vancouver west area is a really expensive area due to the rich families that live on this side and the number of foreign constructors. Let’s see what are the main differences between a house, an apartment and a condo, as well as the prices in the Southwest Marine neighborhood.
A house is a detached dwelling, usually with a big front or back yard. Owning a house gives you the luxury to do anything you want on your property without having to ask other neighbors, since you don’t share any space with them.
An apartment is like a smaller house, but you share a few spaces with your neighbors. If you’re the owner of the apartment you have the right to modify your apartment the way you want, but you also have to talk to your neighbors when you want to modify anything. Since you share a few walls with them, you might produce a lot of noise that can be pretty disturbing. You also have to pay for a few services for the maintenance of the whole complex of apartments.
On the other side, you might think that a condo is the same thing as an apartment. Well, that’s not the case. Condos are similar with the apartment complex buildings, but each individual owns its part of the home, rather than a single person owning the entire complex. Condo owners are responsible for anything that happens to their homes, including the maintenance and repairs of it. Some condo complexes have a few people specialized on certain services that can help you anytime. The whole complex of condos is coordinated by a condo association. Each individual has to pay for the maintenance of the shared areas, such as gyms, laundry areas, garages etc. Condos can also be detached, where owners live by their own house unit and pay only for the shared services. Some of the condos might include all the utility costs as cost of the maintenance and repair, but you have to ask the association first about that.
When it comes to prices, a condo is probably between the price of a house and the price of an apartment. Still, condos are cheaper than the townhouses. When it comes to comparing a condo to an apartment, I would say that a condo is the better option. Most of the condos will offer you services such as swimming pools, a play area for the kids, gyms, steam room, concierge service and some of them even a rooftop garden. Yes, you will have to pay a monthly fee for these, but it still is way cheaper than what you would normally pay if you have a membership for all these services.
A condo is the most affordable type of property in SW Marine if you compare the prices and the services you get in return. SW Marine is a residential area, so even a condo will provide you premium services and quality materials. The prices will be different, since the floor area may be bigger or smaller, the condo can either be furnished or unfurnished and the shared spaces and services they offer will also make a difference when it comes to their prices.
For those looking to live close to the downtown for a pretty fair price, a condo will give you a lot of advantages. Most of them provide air conditioning in each room, a gym, swimming pool and other facilities. You can find these types of properties close to other facilities, such as parks, restaurants, shops and even the Marine Drive Street or the Marine Drive SkyTrain Station.
The market prices for a condo is really different from one to another. You can find a condo at the price of $500.000 as well as at the price of a house, like $1.5 million. We’re still talking about West Vancouver, so it’s pretty obvious that most of the properties will have a high price. Searching the MLS listings you can also find condos at really good prices. For example, a condo at the price of $500.000 offers a total floor area of 46 square meters, 1 bedroom and 1 bath and it’s close to the center of the city. Another condo I found at a pretty good price offers 72 square meters, 2 bedrooms and 2 baths. The price of this one is $868.000 and it’s ideal for a single family.
On the other side, you can also buy a condo at the price of $1.5 million. This one has a total area of 1335 square feet, has 2 bedrooms and 3 baths. The position of it in the Marine hub, the facilities and services it offers makes it so expensive. The real estate market in SW Marine is so diverse, but remember to always look at the MLS listings where you can find all of the properties for sale. Make sure to ask the owner about the monthly fees and costs you will have for the condo and compare the properties before making a decision.
