Houses for sale in Marpole Vancouver West
Marpole is a neighbourhood from Vancouver west side. Vancouver city is also well known for its beautiful neighbourhoods and Marpole is for sure one of them. It features quaint shops, top restaurants, a plentitude of green space and it’s also within short distance from the downtown core. Marpole is another hidden gem from Vancouver city and also a residential community on the edge of Vancouver.
Schools and location of Marpole
Marpole is one of the neighbourhoods that has many educational institutions. For the younger family members, there are Laurier Elementary and McKechnie Elementary schools. A secondary school nearby is Sir Winston Churchill Secondary School. There are a few private schools also, such as Vancouver Hebrew Academy, St. Anthony of Padua School, Glen Eden School and Daisy Academy Montessori School offering a few school alternatives.
Marpole is a vibrant and continuously growing neighbourhood featuring a lot of places to visit, great views and many green areas for recreational activities. It is bordered by the Park Drive to the north side, Granville Street on the west side, Main Street on the east and Fraser River to the south. Marpole is one of the oldest settlements in Vancouver, being first settled in 1860, known as “Eburne Station”. At first it was separated from the main city by forest, but as the transportation and construction industries progressed, it was added as a main part of Vancouver city. Lulu railway and the BC Electric interurban train made the connection to Marpole possible and it started to become an industrial area.
In 1929, Marpole began to thrive as a main industrial hub for Vancouver and it was introduced as one of its neighbourhoods. The Granville Street became a vibrant business community since it was the closest to Marpole and it was home to many industrial workers and their families. When the Oak Street Bridge was built, a lot of the small businesses were drawn away from Marpole. The 70th Avenue homes started to be replaced by low rise walk-ups in 1960. The Artur Laing Bridge was built in 1975, opening a new gate from Marpole to the airport, which drew traffic and businesses back to the Granville Street.
Shopping and recreation in Marpole
The Granville Street is obviously the main business and shopping hub. There are a few important shops such as Safeway and BC Liquor Store. Most of the shops and restaurants kept their local architecture and they integrate perfectly in the landscape. A few places that will make you feel like home are Characters Fine Books, Coffee Bars and Cravings Bistro. The Granville Street encourages people to walk by and search for some of the various exotic restaurants and retails you can find in Marpole. One really interesting thing about Marpole is that the community has its own website that keeps everyone up to date about the community upcoming events and relevant business news.
Marine Gateway town center hosts a few well known shops, such as BC Liquor Stores, T&T Supermarket, Winners and Sleep Country along with a variety of banks, smaller shops and services.
As far as recreational activities, Marpole keeps its community members active and healthy. It has a few recreational centers open to all its residents, such as: Marpole Oakridge Community Centre, Marpole Baseball Club, Marpole Soccer Club and Marpole Curling Club. The Langara Golf Club is a city owned club and for those that want some more exquisite and private activities there is the private Marine Golf Club. Walking, jogging and strolling activities can also be done in the Eburne Park and the growing area of Fraser River waterfront. Marpole is a great neighborhood when it comes to shopping and recreational activities. There are also a few community activities that are hosted every year and you can find more about them on the neighbourhood website.
Housing in Marpole Vancouver
Most of the homes and dwellings in Marpole were built between 1961 and 1990. The property types you can find here are a variety of single family dwellings, low-rise condos and various degrees of rental accommodation. Marpole housing area is great for the day trippers and also for the “night owls” that want to enjoy the downtown core and Richmond nearby area. Many of the structures built in Marpole kept their original design even if their use was changed. For example, the Abbeyfield House is a Craftsman house built originally as a private residence, which was used as a Children Hospital in 1928. Now, the building is used as an independent living facility for seniors. Another heritage building is the Firehall #22, which was built in 1924 and now serves as a seniors center and neighbourhood house. The community members of Marpole cares about preserving their finest heritage buildings and re-utilize them so all the people from the community can benefit.
On the other side, there is the Marine Gateway town center that is rapidly expanding and there are built some brand-new high-rise apartment buildings. A Cineplex Theatre was also built nearby these high-end and modern residential buildings.
Real estate in Marpole
Although it is a residential neighbourhood, Marpole’s real estate market is not as expensive as other neighbourhoods from Vancouver. There are quite a few properties for sale right now. The MLS listings include 57 apartments and condos, 28 townhouses, 42 single family houses, one duplex and 7 1/2 duplexes. There is a mix of property types from which the members of the community and strangers can choose from.
The real estate prices are actually not that bad, considering that Marpole is still a residential area. The real estate market experienced a correction, but their average prices did not change much. For example, the all time low price in the last three years for an apartment was $551.000, while the all time high was $639.000. Right now the average price for an apartment is around $593.000, depending also on the position, space and other facilities. Moving on to the townhouses, the average price for a townhouse from all those listed for sale right now is around $1.4 million. The townhouses experienced a few price spikes many times in the last few years, but their average price stayed the same.
As far as the detached dwellings, the market experienced a correction in 2019 that kept the prices pretty steady until 2020. The all time high price in the last three years for a detached dwelling was $2.5 million on April 2018 and it experienced its all time low at $2 million on May 2019. Right now the average price for a detached dwelling in Marpole is around $2.35 million. There are a lot of single family homes to choose from listed for sale.
Overall, Marpole is a great neighbourhood for single families or retired families, a quiet place to live and a bit cheaper than other areas in west Vancouver.
