Within close range to Arbutus lies Trafalgar Elementary School, Carnarvon Elementary, and Kitchener Elementary just over the Arbutus boundaries. For the teenage members of your family, there is Prince of Wales Secondary School. Other several independent and private schools nearby Arbutus include York House, Crofton House, St. Georges, Little Flower Academy, and Vancouver College.

When it comes to housing, Arbutus is primarily made of single-family detached homes, townhouses, open houses, and also low-rise and high-rise dwellings. The older homes are mixed with the newer developments that were built to reflect the heritage style of the area, so you may find homes with 4 beds or more, a swimming pool, and other services provided based on the house you choose.

In 1905 the streetcar line was built from Vancouver to Stevenson and it opened access to the area, leading to the growth of the neighborhood, and overall, the entire city, offering instant access. Most of the homes in Arbutus were built between 1946 and 1960.

Recreational activities, shopping, and restaurants in Arbutus Ridge

Trafalgar Park is the largest of many green spaces in Arbutus. The Trafalgar Park offers the amenities necessary for everything from soccer to baseball to the ultimate frisbee experience. Throughout the area, there are walking paths, jogging paths, and also friendly off-leash areas for dogs.

Just over the boundaries of Arbutus lie the Dunbar and Kerrisdale community centers with a myriad of recreational activities. The Carnarvon Park offers a multitude of sports fields from a fitness circuit to a children’s playground. Carnarvon Park is the perfect place for a summer eve relaxing stroll due to the diversity of trees in the park, which includes ash, plum, hornbeam, and crabapple.

When it comes to shopping and restaurants, Arbutus is devoid of mega-stores and strip malls and kept its values of old with its “shop in your neighborhood”. One of the biggest retailers for groceries in Arbutus is Choices and Starbucks for a cup of coffee, making sure they are fitting in, rather than intruding in. La Buca is a small restaurant that elegantly fits in Arbutus with its five-star dining status.

The interesting part about the real estate market in Arbutus Ridge is the lack of diversity when it comes to buildings. The Arbutus neighborhood kept its unique old style because there are not many townhomes nearby, no apartments or condos listed for sale as well.

The real estate prices are relatively high, but that’s also due to the old single-family dwellings and residential homes that were kept for so long, and increased their value. Their design and architecture didn’t change much over the last decade, and for some, that’s the true beauty and the dream house that they desire. Arbutus Ridge residents wanted to keep the old style of their neighborhood, instead of filling it with concrete buildings. All of the green spaces were kept so even the newcomers can enjoy this quiet and magnificent neighborhood.

The median price for the 35 single-family homes listed for sale on the MLS listings in Arbutus is $3.98 million. It’s not the biggest median price you will find in the Vancouver West area, but also not the cheapest. There is only one townhouse listed for sale right now at the price of almost $2 million.

The evolution of the price was quite stable, but it already experienced a crash once in 2018. In January 2018, the HPI prices for single-family houses were at their all-time high of $3.86 million. It kept having some ups and downs till December 2019 when it had its all-time low of $2.958 million. After that, the prices started going up again and they will most probably experience a correction soon.

Single-Family Houses are the most popular houses for sale in Arbutus

Looking at the district real estate board properties listed for sale, let’s take an example for here, and take a look at one of the cheapest houses in Arbutus. It is listed at the price of $3 million and has a total surface area of 1968 sq ft. The house has a number of 5 bedrooms and 2 bathrooms. It is located nearby the Carnarvon Community School on the West side of Vancouver.

The biggest downside of this house is that it comes unfurnished for all of the 5 bedrooms, only the kitchen has a few appliances and comes furnished. This is probably the main reason for its low price. It has a small front yard and a really big backyard. This house also gives you the opportunity of virtual tours, so you don’t waste your time driving by and having a surprise.

This was just an example of a pretty big family house in Arbutus. Its price is way lower than the average price of a house like this but comes unfurnished, unfortunately. Arbutus is a pretty expensive neighborhood in the Vancouver West area and the main reason for that is the lack of apartments and condos for sale, with single-family houses being the most popular.

Some would say that this region is pricey since its residents live in close proximity to nature, and thus enjoy a healthier lifestyle and all the other benefits that come with it, combining the greenish ambiance, with the relatively nearby metropolitan life, enjoying the best of both ends.

The Arbutus residents themselves wanted to keep their neighborhood with its old-fashioned style and its huge green spaces, so it is not a problem of a region left “undeveloped”, but rather well maintained in balance with nature and history. That is why the price of a decent single-family house will be at around $3 million, however, this is not always the case, so let’s see exactly what Arbutus homes are for sale right now!
